Construction conditions:
- The minimum size of the construction land is 500 m2,
- Both building plots are located within a zone of 100 m distance from the sea,
- Buildings can have a maximum height above ground of 6 m,
- They are not conditioned, but "flat roofs" are also allowed.
- One buried floor (basement) is also allowed,
- One (1) family house or a multi-family house with a maximum of three (3) separate parts or 3 apartments can be built on each plot of land (minimum size 500 m2),
- Since the land is located within the "M-2" construction ZONE, the construction of business premises, i.e. a commercial-residential building (e.g. a small family hotel or hostel), is also allowed.
- It is also possible to combine the plots and thus build one (1) larger building instead of two (2) smaller ones, because even then the maximum floor plan construction is 30% (but the construction costs of the building may be lower),
- At least 40% of the land must be arranged as a green area,
- Parking spaces must be provided within the construction land, namely:
for apartments up to 60 m2 - one (1) parking space,
for apartments larger than 60 m2 - two (2) parking spaces,
- Parking spaces must be located between the road and the building (eg, not behind the building), or between the regulation line and the building,
- Parking lots can also be built as an underground garage,
- The building MUST be freestanding,
- The object must be at least four (4) meters away from all neighboring borders and at least five (5) meters away from the road
