It has access to the promenade by the sea, as well as to the street perpendicular to the coastline, so it can easily be divided into two or even three separate parcels with separate entrances. On each parcel, a building with a maximum of 4 apartments can be constructed.
Quiet, yet easily accessible location between the small harbor in Banj and the Matlovac beach in Ždrelac, connected by a coastal promenade, is protected from all winds except, of course, the bora wind, which, when it blows, which is not often, clears and refreshes.
From Biograd na Moru, the island of Pašman can be reached by a boat ride of less than 15 minutes. Since the island of Pašman is connected by a bridge to the island of Ugljan, the mainland can also be reached by ferry or boat on the Zadar – Preko route. These lines operate even more frequently until late at night.
Between the ferry ports on both islands are newly built shopping centers, markets, fish markets, taverns and restaurants, clinics, and pharmacies...
The island of Pašman is known for its clean sea, sandy and rocky beaches, beautiful nature, and rich cultural and historical heritage, including the only male Benedictine monastery in Croatia, as well as a beautiful Franciscan monastery and a number of stone churches and palaces.
