House location
Istrian stone house, last in the row, in the vicinity of Višnjan, 17 km away from the sea and the town of Poreč, located in a small village in a quiet location. The house was renovated in 2023 up to the rohbau phase.
Layout of rooms
The house consists of a ground floor, first floor, and a high attic.
On the ground floor, there are two rooms that could be used as a cellar for socializing or similar purposes.
External stairs lead to the first floor where there is a large terrace from which you enter a room intended as an open living room with kitchen and dining area. From the living room, internal stairs lead to a lower level in terms of a mezzanine, where there are two bedrooms, a spacious bathroom, and a storage room.
On the floor above the living room, meaning in the high attic, there is another room intended as a bedroom, and it would also be possible to add another bathroom there.
Heating and cooling
Heating and cooling are planned to be provided by a combination of a wood stove, air conditioners, and Norwegian radiators for which installations are already prepared.

The house has active water and electricity connections. Preparatory work for the installation of a septic tank has been carried out, and the materials are on site.
The house has a use permit based on the fact that it was built before 1968.
Directly opposite the house is a garden of 234 m2 included in the price.
