We are selling one of the most beautiful plots in the vicinity of Buje - Buie, square-shaped, slightly sloped. The plot is surrounded by olive trees and vineyards and offers a beautiful view to the south and the sea. The purpose allows the construction of a detached single-family or family house. It is not equipped with utilities, but connections are nearby.

Number of floors (storeys): Allowed maximum Emax = 3 floors, with the following variants:

- Su + Gr + 1 (basement + ground floor + floor)

Maximum height: Vmax = 7.0 m

Building coefficient (kig) – house footprint: max kig = 120 m2 + 0.3 × (area above 500 m2). On the same plot, auxiliary buildings are allowed (up to a total of 15% of the main building’s gross floor area): auxiliary buildings (garage, storage, carport), pool, terraces, retaining walls, etc.

At least 20% of the plot must be green area. Parking spaces are mandatory on the property itself.

Land registry is clean and without encumbrances.

Terms of sale: In Croatia, the buyer is obliged to pay a real estate transfer tax of 3%. An additional condition from the seller is that the buyer reimburses part of the sales costs amounting to 3% of the agreed purchase price of the property.
