We are selling a beautiful, flat rectangular plot for the construction of a villa (conceptual project attached) + swimming pool.

As per the building permit, the construction of a building is permitted:

- a residential building, group 2b - multi-family building,
- a building - swimming pool with a machine room.

Utility contributions paid in full. Building permit is final and valid. Possible purchase of neighboring agricultural land, which borders on this urbanized land.

The Estate Registry in order, without any encumbrances.

Terms of sale/seller for concluding a legal transaction:
- The brokerage commission, already included in the price, is equally divided between the seller and the buyer, i.e. 3% for the seller and 3% for the buyer, whilst (possible) notary/lawyer fees are divided equally/accordingly by their applicable tariffs,
- The sales price does not include the statutory real estate transfer tax (PPN) in the amount of 3% of the sales price, which is covered by the buyer.
