We are acting as intermediaries in the sale of a building plot located in the center of Kukljica, a coastal village on the island of Pašman, just 150 meters from the waterfront. PLOT ANALYSIS The construction plots in the cadastral municipality of Kukljica fall within the S1 zone – a built-up area, marked with a light yellow grid in the planning documents, visible in the graphic part of the analysis. The plots are of a regular shape with a total area of 1,305.00 m². The plots have access to a road from the southwest side, registered in the cadastral municipality of Kukljica as a public road. All dimensions are measured at the widest boundary points. The plots are mostly regular in shape. The total length of the plots along the southwest road is 27.40 m, and along the northeast side, 12.70 m. The plot is bordered by roads on two sides; during the design process, the second road is treated as a neighboring boundary, from which a distance of 3.00 m must be maintained. PLOT UTILIZATION On the plots in the cadastral municipality of Kukljica, it is possible to build a residential or mixed-use residential-commercial building with a maximum of 4 residential units. Permitted building height: basement (Po) + ground floor (P) + one upper floor (1) + attic (Pk), with a maximum building height of 8.00 m. If the terrain slope exceeds 12%, the maximum allowed height is 9.5 m. The maximum plot coverage coefficient is 0.30; the above-ground utilization coefficient is 0.6. If an underground level is included, the coefficient increases to 1. The maximum gross above-ground floor area of the building is 400.00 m². During the design process, a minimum setback of 5.00 m from the road and 3.00 m from neighboring boundaries must be respected. The area between the road and the building may be used for parking. The minimum number of parking spaces required is 1.5 per residential unit. Additionally, at least 20% of the plot area must be designated for green areas, landscaped with native plants. According to the spatial plan, there is no possibility of building a semi-detached building within the S1 zone. The plot can be divided into two smaller parcels, on which two separate buildings can be constructed under the same conditions listed above.
