According to the current Urban Development Plan, the minimum allowable area of a building plot in that area is 800m2 for detached multi-family buildings, and 600m2 for semi-detached buildings. The location is in a quiet zone, near the main road, approximately one kilometer from the center of Matulji and Opatija, and around 500 meters from the sea. From the slightly sloping terrain, there is a view of the sea and the Opatija Riviera, as well as the entire Kvarner Bay.

Since a co-ownership share is being sold, there is also interest from the owner (who is not selling their share) in a partnership with the buyer to jointly invest in this attractive land.
