Areas designated for hospitality-tourism purposes - hotel (T1) are intended for accommodation within a hotel complex, i.e., intended for accommodation in hospitality-tourism buildings - hotel (or hotel with annexes) and villas, with accompanying facilities (sports-recreational, business service, entertainment, communal and infrastructure, and other facilities that are compatible and serve the primary hospitality-tourism purpose). According to cartographic display 4. "Method and conditions of construction," they are located in the T1-1 zone, where villas can also be built alongside the hotel; so that the hotel has at least 70% and villas 30% of the accommodation capacity. Both parcels are located within the protected coastal sea belt (ZOP).

The owner of the parcel has prepared a conceptual design for the construction of a hotel.

The proximity of nearby airports Portorož, Pula, and Rijeka, as well as solid railway and road connectivity, gives this property a certain comparative advantage. Within the municipality of Tar-Vabriga itself, the number of arrivals and overnight stays is increasing. In 2022, there were 255,434 arrivals (a 38% increase compared to the previous year) and 1,934,010 overnight stays (a 26% increase compared to the previous year).
