MOTOVUN, we are pleased to offer a plot of land with a total area of 3,200 m². Approximately 2,400 m² is partially located within the boundaries of the building area of the settlement (undeveloped part), while the remaining portion lies outside these boundaries and is designated as agricultural land, forests, and forest land.

Buildings can be constructed exclusively under the conditions for new construction as detached buildings. The size of the building plot must range between 600 m² and 2,000 m², with a maximum allowed plot coverage ratio (kig) of 0.35. The maximum building height is 9 meters, while the total height must not exceed 12 meters. According to regulations, buildings may include a basement, ground floor, one upper floor, and an attic (Po+P+1+Pk).
The land is located near Motovun, one of the most famous and attractive medieval towns in Istria, situated above the Mirna River valley. Its skyline is a recognizable symbol of Istria's interior. The historic town is adorned with a Romanesque-Gothic bell tower from the 13th century with crenellations and the Parish Church of St. Stephen from the 17th century. The main town square features a Romanesque municipal palace, the largest secular building of that period in Istria, surrounded by many other historical structures. Motovun has long been known as an attractive tourist destination and is home to Hotel Kaštel, located in the former palace of the Polesini family.
