Why is investing in a hotel in Benkovac a good opportunity?

The hotel was built in 1981 based on a building permit, with a capacity of 62 rooms with facilities. The former Asseria Hotel is spread over four above-ground floors (Ground + 3). The building consists of four structural dilatations - a ground floor restaurant hall to the south, left and right dilatation of the central four-story part with the main entrance, kitchen, reception, and accommodation units, and a northern ground floor dilatation with technical rooms, a nightclub, and other smaller spaces.

Located in the center of Benkovac, between Vukovarska Street and Ulica Žrtava domovinskog rata, on Trg dr. Franje Tuđmana, along pedestrian areas and public functions near the bus station and the new Cultural Center. It is situated on fairly flat terrain, on a building plot of a regular rectangular shape. The hotel building is oriented northeast-southwest. The main access to the hotel building and the plot for users was from the southeast side, i.e., from Ulica Žrtava domovinskog rata, while the main service entrance was from the northwest side.

By today"s standards, it had modestly sized 62 rooms with a total of 106 beds, a restaurant with a capacity of 150 seats with a terrace, a tavern, a kitchen, an aperitif bar, a club, a hair salon, etc. Throughout its relatively short history, it was a place intensively used not only by tourists but also by locals for various events, including political gatherings. The hotel was last operational in 1996, and the current owner has partially started renovation (expanding room areas, replacing carpentry, etc).
