In a small Istrian village located between the old Glagolitic centers, the towns of Roč and Hum, this charming holiday house is ‘hidden’ with a very beautiful garden and two connected swimming pools, just half an hour’s drive from the sea and Opatija.
When the current owner bought the old dilapidated and abandoned family estate at the beginning of the 1990s, probably built somewhere at the end of the 18th century, he had a clear vision of what to do with it. He would renovate it in a way that fully respects its history and preserves the spirit of past times, while at the same time making it functional and comfortable for everyday living and relaxation.
Two separate buildings with approximately 150 square meters of space are tastefully arranged.
The plot extends over 1177 square meters, and a special feature is the carefully landscaped garden planted with numerous Mediterranean herbs. Irises dominate, and a natural stone pool, converted into a pond covered with water lilies, blends harmoniously into the lush vegetation.
Between the residential buildings, in the middle of the garden, there is a circular pool with a diameter of seven meters and a depth of 1.5 meters, as well as a smaller jacuzzi pool with a diameter of 3.5 meters. Everything was built according to feng shui principles, so the entire space should be harmonious, with balanced energy that positively affects the residents. Tall vegetation, especially cypresses, shields the view from the road to the interior of the estate.
The residential part consists of two small stone houses, two fully equipped units, and the most interesting and attractive is the apartment in which the atmosphere of the Istrian village house has been completely preserved, with a hearth that is an important aesthetic detail. Old furniture rests against the stone walls, simple, unobtrusive, and carefully restored cabinets, tables, and chairs, and every detail was taken care of in the decoration and furnishing – from dishes, a charcoal iron, to chests concealed with lace decorations. Upstairs is a bedroom under wooden beams, completely authentic in every imperfect curve. Together, these two houses make one two-apartment house with a sleeping capacity for five people.
Ročko Polje is in an excellent position – Rijeka, Pula, Rovinj, and Poreč are about forty minutes’ drive away, Buzet is about ten minutes away, and the nature in this part of the Istrian hinterland is truly beautiful. Opatija is only 25 kilometers away.
The estate has been used for tourism purposes.
