The plot is located in a quiet part of Pazin, surrounded by family houses, located within the residential construction area.
The terrain configuration is good, 70% of the terrain is gently sloping, while the smaller peripheral part has a steeper slope towards the north-east.
The terrain orientation is south-east.

According to the spatial plan, in the built-up parts of the settlement's construction area, the following may be built:
a) residential buildings whose maximum permitted development of the building plot is:
• For free-standing buildings on building plots of 1000 - 2000 m2 kig= (350 m2 + 20% of the building plot area above 1000 m2)/building plot area,
• For semi-built-in buildings kig=0.5
• For built-in buildings kig=0.6
whereby the highest utilization coefficient (kis) of the building plot may be:
• for free-standing buildings: kis=0.50
• for semi-built-in buildings: kis=0.60
• for built-in buildings: kis=0.80.

The height and number of storeys are determined according to the following conditions:
• the maximum permitted number of storeys of a building is Po+P+1+Pk or Po+P+2 (1 underground + 3 above-ground
storeys)
• exceptionally, a storey of Po+P+4 (1 underground + 5 above-ground
storeys) is possible within the GUP of the city of
Pazin in the area of the settlement of Pazin
• the maximum permitted height of a building is 10.00 meters, except for buildings within the GUP of the city of
Pazin where the maximum permitted height is 17.00 m
• the maximum permitted total height of a building is 13.00 meters, except for buildings within the GUP of the city of
Pazin where the maximum permitted total height is 20.00 m
