In the Kunel area, near Baderna and in the hinterland of Poreč, a plot of land with a total area of 12,053 m2 is for sale. This is a large plot of land located in a peaceful and natural environment, suitable for buyers interested in the economic use of forest land.

According to the Poreč-Parenzo PPUG, the cadastral plots in question are located within the area of spatial planning designation Š1 - commercial forests. The land is outside the protected coastal area.

In the area of commercial forests, activities related to forest management are permitted, including logging, firewood production, hunting and breeding of game and gathering of forest fruits. The spatial plan also allows certain buildings necessary for forest management, forest roads and accesses, and infrastructure buildings.

For registered forestry and hunting activities, the plan provides for the possibility of building certain facilities, including forest lodges, wood storage facilities, scientific research stations and game farms. The maximum GRP is 150 m, including auxiliary buildings, with a maximum height of 7 m.

Construction is possible only in accordance with the spatial plan and the Forest Act, with the obtaining of special conditions from the competent forest management body. The possibilities of use and construction must be considered in relation to the specific registered activity and applicable regulations.
