– Winter gardens –
The winter gardens are handed over UNGLAZED. Glazing with fully openable sliding aluminium screens is available as an option at 380 EUR/m² (approximately 11,600 EUR for this apartment).

– Parking –
One parking space is included in the price. An additional space is 15,000 EUR. The building permit allows six spaces in total on the plot.

– Price and payment –
341,000 EUR. One single basis for the whole project: 3,550 EUR per m² of weighted area. Payment: 30 % on the pre-contract, 30 % on completion of the shell, 30 % on completion of the fit-out, 10 % on the use permit. A down payment of 50 % or more earns 3 %. There is no other discount.
Completion: 24 months from the start of construction. Price after completion: 3,900 EUR per m² of weighted area.

– Legal status and buyer's costs –
A private sale, so no VAT applies. Property transfer tax 3 %, notary and lawyer 1–2 %, land registry about 0.5 %. No agent's fee for the buyer. The building permit is final and binding. The building will be divided into separate legal units (etažiranje) before handover; a current land registry extract is available on request. The area recorded in the pre-contract governs the sale.
