Apartment on the second floor, two bedrooms, new building.
The complex will consist of 4 free-standing buildings, each with 2 above-ground floors (P2). There will be a total of 23 residential units (A-6, B-6, C-5 and D6). The modern design of the building with a sloping roof is in accordance with the urban plan of the municipality of Fažana, as well as a higher coefficient than the minimum legal regulation in the form of green space and a sufficient number of parking spaces per housing unit (larger apartments 2PM, smaller apartments 1PM), all urban conditions have been met.
Each building will have its own secured vehicular access through a remote-controlled gate, the rear part of the building, i.e. the parking lot is covered by video surveillance 0-24 hours, thus maximum privacy is guaranteed in the form of entry and exit, as well as the safety of vehicles in the parking lot.
Swimming pool
The pool is 5.70m x 14.90m, i.e. 85m2, which makes it the largest pool in a residential complex in the area. There will be a sunbathing area with deckchairs and lounge furniture along the entire length of the pool. In addition, there is a "house" next to the pool, which will be prefabricated, with a summer kitchen, barbecue and a large dining table for gatherings. The pool, as well as all the equipment and contents, are for the exclusive use of the tenants.
Types of apartments
We have 3 typologies of apartments in the project:
• One-room - (1S+DB) - 2x
• Two-room - (S2+DB) - 9x
• Three-room - (3S+DB) - 12x
All one- and two-bedroom apartments have 1 parking space each, while three-bedroom apartments have 2 parking spaces.
Each ground-floor apartment has its own piece of yard.
In building C, all apartments, except the one on the ground floor, have a storage room (the storage room is located on the ground floor).
Apartment equipment
• Clear height – 2.70m
• Underfloor heating in bathrooms + possibility of additional payment for other rooms (up to a certain stage)
• High quality ceramic tiles
• "French" type PVC joinery on all external openings with blinds and mosquito nets
• First-class bathroom equipment from renowned manufacturers
• At least one air conditioning unit of a renowned brand per apartment, with preparation for an indoor unit in all rooms. The external service units will be located on the roof of the building.
• Quality wooden interior carpentry
• Burglar-proof entrance door with high sound insulation and longer fire delay
• Possibility of choosing the final layer in the form of ceramics, parquet or laminate for bedrooms
• Preparation for chargers for electric cars in each designated parking space
More detailed specifications in the form of more specific materials, manufacturers and characteristics will be delivered after the selection of the same, that is, after the phase of obtaining a valid building permit.
Also, customers will have the right to choose several types of interior bathroom fittings and several different models of ceramics.
In addition, we offer customers the option of various surcharges:
• Finishing floor coverings (ceramics, parquet or laminate) - up to the price set by the investor, everything above that the buyer will pay extra
• Underfloor heating in rooms that are not specified by the project
• Certain bathroom equipment - up to the price set by the investor, everything above that the buyer will pay extra
• Additional number of air conditioning units in the apartment - if the customer wants an additional number of air conditioning units in the apartment, in consultation with the contractor and service technician, he can pay extra for their installation
• Other surcharges and possibilities for arrangement and adjustment are agreed with the investor up to a certain stage of construction, after that, changes and adjustments come into consideration only if they do not change the planned concept and the paid equipment.
Payment method and discounts
Payment is made according to the following dynamics:
• 5% of the amount of the property - it is paid immediately and is valid as a reservation of the apartment
• 5% of the amount of the real estate - paid after the issuance of a valid construction permit (with a reservation of 5% it makes 10% as a down payment)
• 50% of the real estate amount - paid after the completion of the Roh Bau phase
• 20% of the amount of the property - paid after the interior plastering is done
• 20% of the amount of the property - it is paid when concluding the Purchase Agreement, that is, taking possession of the apartment
The method of payment is subject to change (in agreement with the investor).
A discount can be applied for customers who pay the amount in advance (20%, 30% or more of the down payment). The amount of the discount will vary depending on the model and payment method.
