Crikvenica has a new hotel-condominium apartment on the market: AP13, 26.35 m2, renovated to hotel standards in 2025. The building includes a reception, restaurant with a children's playroom, wellness area with jacuzzi, sauna and massage services, a shared heated pool, and an elevator serving every floor. Bed and breakfast service can also be arranged for guests.

Inside, AP13 has one bedroom, a bathroom, and a living room built to double as a second sleeping area when needed. That flexibility matters for a unit this size: a family or group can stay without booking a second bedroom, while for private use the living room simply stays a living room. Less floor space doesn't mean less function here. The apartment comes with a ceiling-mounted hotel air-conditioning unit and smart lighting already installed, and the building's ventilated facade keeps indoor temperatures more stable through the hottest months.

A kitchen isn't currently fitted, though the connections are already in place, so one can be added later without construction work. All furniture and equipment present at the time of sale are included in the price. A parking space is available separately at EUR 20,000, but buying it isn't required.

Ownership here works two ways. AP13 can be handled entirely by a professional management company, covering reservations, guest arrivals, and daily operations, while the owner keeps the right to use it privately whenever they choose. Market analyses for this type of rental put the minimum expected annual return at 5 percent.

The beach is a short walk away, close enough that guests don't need a car for daily trips to the sea, which is one less thing to plan around during the busiest weeks of summer when coastal parking gets tight.

VAT applies to the sale, so no separate real estate transfer tax is charged. Buyers take on a renovated, furnished apartment with the rental program available as an option, and decide separately whether to add a kitchen or buy the parking space.
