This "smart" villa is completely new, completed at the end of 2021. It was inspired by the Paris business building Grande Arche, known in the world of architecture for its large arch connecting two buildings. In the interior of this Istrian villa, the internal entrance lobby stands out in particular, with a height of as much as 7.5 meters, surrounded by airy stairs leading to the upper floor. Also especially attractive is the proximity of the pool to the interior - recessed under the upper level, at a distance of only 5 meters from the living room and dining area and 2 meters from the kitchen, which creates a special atmosphere. The pool has state-of-the-art water treatment technology and an enhanced therapeutic effect because the chlorine is obtained naturally by electrolysis from salt, which is much healthier than classic water treatment with chlorine, and the chlorine in the water is not felt at all. An additional UV lamp sterilizes the pool water to the greatest extent, so bacteria and viruses cannot survive. Half of the pool is covered. It can easily be fully enclosed and used in winter. The pool is heated by a heat pump plus solar panels on the roof. It is thermally insulated on all sides with XPS insulation boards, so it retains heat even at night. In addition, the pool has a thermal cover for preserving the temperature overnight and for using the pool during winter.
The rooms are modernly decorated with plenty of light and glass surfaces, and they offer a beautiful sea view. The house is suitable for people with disabilities because there are no stairs and the ground floor is on one level, including the lower room. The covered terrace also includes a large outdoor grill for wood and charcoal and a summer outdoor kitchen. The plot is fenced on all sides, which will provide you with peace and security. The fence is very attractive, made of gabion baskets into which crushed stone has been manually installed. This stone is also illuminated with LED strips. The villa has an outdoor shower and an outdoor sink. Hot sanitary water is heated using solar panels on the roof, reducing costs to a minimum.
The villa has an alarm connected to a smartphone, a remote activation and deactivation system, cameras connected to a smartphone, independent recorders, etc. The house has a floating entrance gate with remote control, an entrance door with a code entry system, an irrigation system for the lawn areas from its own well, and pool filling from its own well. The house is completely built of reinforced concrete with large spans, without brick, with the highest anti-seismic standards. It is thermally and hydro-insulated on all sides. On the roof there are 28 cm XPS insulation boards made with a slope, and on the walls there is 15 cm of graphite polystyrene by Rofix. Even the pool is insulated on all sides with XPS insulation boards. There are no gutters on the facade for draining water from the roof because they are hidden within the facade and led into a soakaway well, so there is no excess water on the property during heavy rain. Additional drainage has been installed all around the house and led into a soakaway well. All the glass in the house is triple-glazed, tempered on both sides, with an e-low coating for heat retention. The aluminum joinery is coated with a special finish for better protection against salt. All tiles are large-format, 80x160 cm, imported from Spain. The entire house has a suspended ceiling and indirect lighting, even in the hallways.
Each room has its own large 55" LCD television + 70" in the living room, satellite antennas in every room, large walk-in shower cabins in every room, etc. One bedroom with its own bathroom with shower is also located on the ground floor, which is accessible to wheelchair users. The villa meets the maximum 5-star standard.
