at the same time, it opens the door to two lucrative markets: tourist rental and worker accommodation. It is infrastructurally connected (electricity, water, sewerage) and ready for adaptation - without additional surprises before the start of work.

*Why the location is a rare opportunity*
Rogotin is located near the exit from the A1 highway, halfway between Split and Dubrovnik, along the Neretva valley and only
a few minutes from Ploč. This position means one thing: the property is easy to get to, and tourists traveling along the entire south
Dalmatians pass almost by the door. The same reason that attracts tourists - good transport connections - makes the location i
extremely practical for housing workers who work in the surrounding companies, ports and seasonal agriculture of the Neretva valley.

*Double market, one object*
What sets this property apart from the typical range of stone houses is its flexibility of use. The same space can generate
income through tourist rental (Airbnb, Booking.com) in the season, and in the off-season - or in parallel, if the space is shared - through

*Who are we looking for?*
We are looking for a partner - a construction company - to be involved in the following phases of the project:
• execution of renovation works of stone architecture, including the possibility of upgrading the floor, with the coordination of all
construction phase,
• assessment of scope and dynamics of works based on available documentation (ZK extracts, floor plans, photos),
• if necessary, participation in financing or finding a source of financing for the adaptation.

*Cooperation model*
The owner is open according to the model in which the partner invests partially or fully in the renovation of the property, and the invested amount
returns through the period of use of the space (tourist rental, worker accommodation or a combination) until the investment is paid out.
Ownership of the property remains with the owner at all times. The period of use can be extended by agreement after its expiration - if the cooperation works for
both sides.
The owner is also open to other models: joint ventures, rental income sharing, property management or a combination -
according to a mutually acceptable agreement.
