POREČ, we have received a one-bedroom apartment on the first floor of a modern new building, with a total area of 41 m².

The apartment has a functional floor plan and consists of an entrance area, a living room with a kitchen and dining room, one bedroom, a bathroom and an associated outdoor area according to the project. The carefully designed layout allows for maximum use of space, making the apartment comfortable for everyday life, but also very interesting as an investment for tourist rental.

The building is designed with two separate entrances, and each entrance has its own staircase connecting all floors and includes six residential units, or a total of 12 apartments. The building structure is brick and partly reinforced concrete, with external walls 25 cm thick and interfloor reinforced concrete slabs 16 cm thick. The partition walls inside the apartments are made of 10 cm thick brick blocks, while the clear height of the rooms is at least 260 cm.

The outer envelope of the building is made in the ETICS system with 10 cm of EPS thermal insulation and a final layer of acrylic plaster. The roof is made as a reinforced concrete pitched roof, with a final covering of Mediterranean tiles.

Special attention is paid to the exterior joinery. Modern PVC joinery with high-quality profiles and three-layer LOW-E insulated glass filled with argon is provided, with aluminum electric shutters in all rooms. The outer window sills are made of aluminum, and the inner ones are made of white stone.

The apartment is sold with a well-defined standard of equipment. The entrance door is anti-burglary, with additional soundproofing and hydraulic closing, manufactured by Dierre, while the interior doors are provided in the form of smooth white doors manufactured by Fagus.

The floors are provided in ceramic tiles or laminate, according to the buyer's choice with the selected supplier and within the prescribed standard. For ceramic tiles, the value is expected to be up to 30 EUR/m² gross, while for any selection of materials outside the expected standard, an additional charge for the difference in price is possible.

The bathroom is equipped with sanitary equipment from renowned manufacturers such as Grohe, Villeroy & Boch, Paffoni, Geberit, Ideal Standard and Voxort, depending on the individual element and the choice of the contractor. A Paffoni concealed shower mixer, a Geberit Delta built-in cistern, an Ideal Standard wall-hung toilet with a soft-close seat, a Voxort wall-mounted washbasin and a transparent shower wall with a stainless steel border are provided. The bathroom is tiled with ceramic tiles up to a height of 120 cm, or up to 240 cm in the shower area. A connection for a washing machine with drainage and an 80-liter electric water heater are also provided.

Underfloor heating is provided for heating, with individual thermostats in the heated rooms, while for cooling each room, except for the storage room, a separate inverter air conditioning unit with remote control and Wi-Fi function, from the Midea or TLC brand, is provided.

Of the electrical installations, we particularly highlight a video intercom with a camera, a shared antenna system for receiving terrestrial TV programs, a local computer and telephone network, and an optical connection in each apartment.

Each apartment has a separate water meter, internal water distribution made of ALU-PEX pipes, and its own main water valve. The sewage installation was carried out in accordance with applicable standards and the project.

The project provides for an A+ B energy standard, which further confirms the project's focus on energy efficiency and construction quality.

It is possible to purchase a parking space with the apartment for an additional fee.
