CEROVLJE, we are pleased to present a traditional Istrian stone house in a row, located in a small hamlet in the heart of central Istria.

The house has a total living area of 60 m² and requires renovation, although some of the essential works have already been carried out. The roof has been renovated, electricity has been brought to the property, and excavation works have been completed in preparation for connections to the water supply and sewage system.

The courtyard also includes an old stable of approximately 120 m², of which 3/4 is owned by the property. The existing structure forms an integral part of the property and also provides passage, vehicle access and access to utility infrastructure.

Behind the house there is a courtyard with an open view of the surrounding countryside. This is precisely the kind of feature that is difficult to create anew when renovating old Istrian houses – a sense of space, peace and connection with nature.

The location itself is another advantage. Although the house is situated in a small and peaceful hamlet, the entrance to the Istrian Y motorway is only approximately 2 km away, just a few minutes’ drive. The tranquillity of central Istria, with a major road connection practically around the corner.

The current owners have also addressed the issue of access. In order to facilitate entry into the courtyard while retaining the existing stable for passage, vehicle access and utility infrastructure, they have obtained a permanent right of use over part of the plot at the entrance.

The house requires renovation, and this is precisely where its potential lies. The stone house, existing stable, courtyard and views are already there. All that remains is to bring them together into a well-conceived Istrian home.

Cerovlje is located in the heart of Istria, surrounded by green hills, forests and small Istrian settlements. The area is known for its peaceful, rural character and traditional stone houses that still preserve the spirit of Istria as it once was. The village has a long history, and its position along the old routes through central Istria played an important role in connecting the inland parts of the peninsula with the coast. Today, Cerovlje offers a peaceful setting for living, away from the tourist crowds, while remaining well connected to the rest of Istria. The Istrian Y motorway and the main road connections are only a few minutes away.
