Modern Villa with Pool in Privlaka – Completion Expected Early 2026

In a quiet part of Privlaka, just 700 metres from the sea, a villa with a pool is being built, part of a series of five architecturally modern villas.
The villa is being constructed to high building standards, with an internal surface area of 144 m² (188 m² gross), a 28 m² swimming pool and private parking on a 370 m² plot.

The layout is spread over two floors. The ground floor features a spacious open-plan kitchen with dining and living area (46 m²), well-lit through large glass walls leading to the yard and pool. This level also includes a third bedroom and a guest toilet. The upper floor offers a master bedroom with en-suite bathroom and an additional bedroom with a separate bathroom.

Construction uses high-quality materials and modern systems that ensure energy efficiency and comfort. Underfloor heating is installed on the ground floor and in all bathrooms, while heating and cooling are provided via a heat pump combined with air conditioning units. PVC windows with triple glazing in anthracite colour and lift-and-slide doors in the living room and bedrooms enhance the villa’s modern character.
The pool is equipped with electrolysis and lighting, while the garden includes pre-installed lighting, a space for an outdoor shower and barbecue. Roof connections are prepared for up to 24 solar panels.

The location offers peace and privacy, yet is close to amenities. Sandy beaches such as Sabunike and Queen’s Beach, along with therapeutic black mud, are nearby, while Zadar, the highway and airport are easily accessible. Within a 90-minute drive, five national parks can be reached.

A modern layout combined with a peaceful setting and proximity to sandy beaches and Zadar makes Privlaka, with its long summers, warm sea and various amenities, a place suitable for year-round living.

Construction and final permits are expected in early 2026.
