The luxury villa with a heated pool is located in a quieter part of Šilo on the island of Krk, only 200 meters from the sea, on the edge of a smaller residential area without much traffic and tourist crowds. The location provides privacy and an open view of the sea that can be seen from the ground floor, which is increasingly rare in newer villas near the sea due to dense construction. Completion of the works is scheduled for autumn 2026.

The total area of the villa is 231.65 m², while it is located on a plot of 806 m². The space is arranged over two floors, with an emphasis on functionality throughout the year, not just during the summer months. Such a level of landscaping creates a completely different feeling of privacy and maturity of the space, but also implies continuous maintenance if the current quality of the garden is to be maintained throughout the year.

The view of the sea remains open even from the ground floor. As a result, the living area and outdoor areas have more natural light and a more pronounced sense of connection with the environment, instead of the typical impression of a closed modern house between neighboring plots.

The villa is sold fully furnished with designer furniture and complete inventory for tourist rentals, including bed linen, towels, dishes and accompanying equipment. The future owner can put the property into operation immediately after the project is completed, without additional investments in furnishing and organizing the facility.

Underfloor heating has been installed along with an efficient cooling system, which significantly increases the quality of stay throughout the year. This means that the villa is not tied exclusively to the summer season, but can also function without any problems for year-round stay or luxury rental outside the peak season.

Two parking spaces are provided in the garden. Construction is carried out under professional supervision and the use of quality materials, with a focus on long-term durability and a standard that corresponds to modern villas of a higher category.

The property is subject to VAT, the buyer does not pay real estate tax.
