Apartment AP5 is located on the 1st floor of a completely renovated hotel building in Crikvenica, a few minutes' walk from the sea and well-maintained beaches. It is a separate condominium unit with a net area of 27.03 m², with one bedroom, living room and bathroom.

The bedroom takes up a large part of the apartment and comfortably accommodates a double bed, an extra bed and a work or dressing table. The living area therefore does not have to serve as a sleeping area all the time. It can remain a living room, and for a larger number of guests, it can take on the function of an additional room.

Preparations for the kitchen already exist. The kitchen can be installed at a minimal additional cost, without breaking down walls and new installations, so the owner does not have to install it if he wants to keep the apartment in a pure hotel regime.

The building was renovated in 2025 according to high hotel standards. AP5 is sold with all the furniture and equipment that was in it at the time of purchase, including a ceiling hotel air conditioner and smart lighting. The building has a ventilated facade, a solution that contributes to energy efficiency and a more comfortable interior temperature during the warmer part of the year.

When renting, the owner does not have to manage the reception, reservations and communication with guests themselves. The apartment can be included in an organized rental system in which a specialized company takes over the reception business, guest care and daily operations. According to the investment study, a minimum annual return of 5 percent is foreseen.

The rest of the building is also included in the offer to the guest. There is a reception, a restaurant with a children's playroom, a wellness area with a jacuzzi, sauna and massages, a shared heated pool and an elevator between floors. It is also possible to offer bed and breakfast. This expands the service without the need for the owner to separately organize facilities that are generally not offered in classic apartment rentals.

Parking space is not included in the price. For AP5, space no. 5 is provided, available for an additional fee of EUR 20,000. Purchase is not mandatory, but without their own parking space, guests arriving by car are dependent on other parking options, which should be taken into account during the main summer season.

VAT is included in the sale price, the buyer does not pay real estate tax.

For sale is a 27.03 m² AP5 on the 1st floor, renovated in 2025, furnished and ready to move in. It is available for personal use or inclusion in an existing professionally organized rental system.
