Donji grad- (Ul. Baruna Trenka) Luxurious and spacious apartment of 111 m², a project without compromise
A civil-style apartment with such attention to every detail rarely appears on the market. This property was not renovated for resale or quick profit; instead, the owner led the entire project with the intention that it would become his daughter’s home. For that reason, there were no compromises in the quality of materials, installations, or workmanship during the works.
The apartment is located on the first floor of a high-quality civil-style building in Ulica baruna Trenka, one of the most desirable locations in Zagreb’s Donji grad. After the earthquake, the building received a green sticker, which confirms the quality of construction, and the renovation of the exterior and interior facade will soon begin, with funds already secured.
The apartment area is 111.51 m2, and thanks to ceilings as high as 3.75 meters, the space exudes elegance, airiness, and abundant natural light. This is the kind of civil-style apartment that is now almost impossible to rebuild.
The apartment is being sold in the high roh-bau phase because the finishing works were never completed. The future owner therefore has the opportunity to choose finishing materials such as parquet, ceramics, sanitary ware, and interior doors according to their own taste, while all the more demanding and expensive parts of the project have already been completed.
During the reconstruction, literally everything was done from scratch. The complete electrical, water, and sewage installations were replaced, a new floor-level gas central heating system with a condensing boiler and completely new radiators was installed, and a new chimney was also built in accordance with current regulations, along with proper documentation approved by the gas utility.
Special attention was paid to comfort and durability. In the kitchen and toilet, preparation for underfloor heating was installed, while in the living area preparation was left for a fireplace that will further emphasize the character of the civil-style interior. Four air-conditioning units were installed, and all condensate drains are hidden in the sewage system so that the finished appearance remains completely clean and elegant.
New PVC joinery with Low-E insulated glass, shutters, and mosquito screens ensures top-level thermal and sound insulation. In the bathroom, double walls with stone wool sound insulation were built, installation for underfloor heating, a towel radiator, and ambient lighting were prepared, while the entire apartment received a new separate water meter.
The floors were completely rebuilt from scratch. A reinforced concrete screed of the new generation was installed, with a layer of sound insulation beneath it, and when the room layout was changed, additional steel load-bearing beams were installed to further strengthen the structure. Everything was carried out according to a professional design project, with visualizations available in the photos, while a video of the current condition can be provided to serious buyers.
One of the special features of this property is the view and access to the quiet inner courtyard, which represents a true green oasis in the heart of the city. Despite being in the very center of Zagreb, you will find a peace here that is rarely found in such a location.
This property is ideal for buyers who want to create a representative family home, but it also represents an excellent opportunity for a luxury office, law office, clinic, or premium long-term rental. A location like this always retains its value, and well-renovated civil-style apartments in Donji grad are among the most sought-after properties on the Zagreb market.
