UGLJAN – A LITTLE PIECE OF THE ISLAND FOR PRECIOUS MOMENTS OF PEACE
Some places win you over quietly, without grand gestures. A glimpse of the sea, the rustle of leaves and a shady spot where you could happily linger until evening. Just such a retreat awaits on the island of Ugljan, only 300 metres from the sea – a well-maintained plot of 426 m² for those who find beauty in nature and life’s simple moments.
Beyond the Mediterranean greenery, views open towards the sea and the gentle outlines of islands in the distance. Shades of blue appear between the treetops, while the horizon softly brings sea and sky together. The surrounding vegetation is predominantly low-growing, mostly around two metres high, with occasional taller trees, allowing the sea view to stand out beautifully. The greenery lasts throughout the year – even in winter, when the island grows quieter, the landscape retains its green hues. As daylight begins to fade and warm evening light settles over the surroundings, it is easy to imagine a peaceful pause in the shade, with a good book or a conversation in no hurry to end.
The plot has been cleared and fenced, with a lockable entrance gate. Trees along the fence provide natural screening and a pleasant sense of seclusion. Two trees on the plot itself offer welcome shade on sunny island days, giving the space a special warmth and charm. Two water tanks, each with a capacity of 1,000 litres, are available for watering and maintaining the greenery.
The access track leading from the paved road to the plot has also been improved. It has been cleared and surfaced with six tonnes of crushed stone, reflecting the care, effort and attention already invested in making this little island retreat well-kept and accessible.
According to the owner, three beautiful beaches are within approximately eight to nine minutes’ walking distance, so a day by the sea can begin with a short stroll and a choice of where to lay your towel. A luxury campsite with a beach is also around nine minutes away on foot. The large Bure grocery store is approximately fifteen minutes’ walk away, while a bus stop is about five minutes away on foot. The sea, shopping and public transport are therefore conveniently close, making time spent on the island simpler and more enjoyable.
Ugljan invites you to embrace a slower pace, with days that leave room for the sea, nature and yourself. Here, you can tend your own greenery, follow the changing seasons and enjoy knowing that there is a little space on the island to which you will always be happy to return. A place where mornings begin with a view towards the blue, and a day feels richer when lived without haste.
The land is currently agricultural and is recorded in the land register as forest. There has been mention of possible future rezoning as building land; however, this information is unofficial and unconfirmed, and rezoning cannot be guaranteed. Its present appeal lies in what it already offers – year-round greenery, nearby beaches and a lovely view that accompanies everyday island life.
