The villa is located near Kringa, in the heart of central Istria, just a few kilometers from Tinjan. It is located in a quiet, green and pleasant rural environment, ideal for a year-round life outside the city crowd, and at the same time close enough to the larger Istrian cities, the sea and the main traffic routes.

Poreč and the west coast of Istria are approximately 22 km away, or about 25 minutes by car, while Pula is about 48 km away. It takes about an hour to drive to Rijeka. The proximity of the Istrian highway (A8/A9) allows easy connection with the rest of Istria, Kvarner, Slovenia and Italy.

The location is also interesting due to its proximity to international traffic routes. Pula Airport is the nearest international airport and is approximately a 45-minute drive away. The Slovenian coast and Koper can be reached in about an hour, while Trieste in Italy is about 80 km away, i.e. a little more than an hour's drive. The sea and well-kept beaches of the west coast of Istria are approximately 20-25 km away, which is why the location enables living in a quieter part of the interior with relatively quick access to the coast.

Central Istria is especially famous for its gastronomy, wines, olive oil and local producers. In the immediate vicinity of Kringa and Tinjan, there are traditional taverns, wineries, olive oil producers and family farms, which gives this area a recognizable Istrian character.
